Premier property developer looks to unlock assets’ potential with SM and Ayala backing


Premier property developer Ortigas & Co. continues its development streak as the company celebrates its 85th anniversary this year. The company behind Greenhills Shopping Center, Capitol Commons, Frontera Verde, and Circulo Verde, is propelled further by the vision of the SM and Ayala groups, which have synergized with the firm.


The developer’s 52-hectare landbank is currently under review, with planned improvements slated to unlock the potential of its different parcels. With SM and Ayala’s backing, Ortigas & Co. looks to strengthen its retail and residential strategies to ensure its continuous growth.

Greenhills Shopping Center, considered to be Ortigas & Co.’s crown jewel, is under a multi-phase, multi-billion peso redevelopment. The said redevelopment will see the largely retail-based center mixed with residential, office, and hotel spaces. Viridian, the 53-storey luxury residential condominium at the heart of Greenhills, is set to welcome residents late this year.


On the retail front, the popular Greenhills tiangge will be coupled with a department store to serve customers’ shopping needs. The development will also cater to companies looking for office spaces as it builds four office towers. A bigger, refurbished Unimart will open to shoppers soon, and a two-level interconnected basement parking will link the whole development, providing even more parking options to shoppers.


op lifestyle destination Capitol Commons, Ortigas & Co.’s mixed-use hub which now stands in the former Rizal Provincial Capitol, also has several developments underway. The developer is now constructing Royalton, Imperium, and Maven, the latest luxury residential towers that are set to offer its future residents the convenience of living right within Capitol Commons. It is also set to enrich Ortigas & Co.’s current available gross leasable area for office spaces with four projected buildings. Retail component Estancia will also see expansion with the construction of an entertainment hub similar to Greenhills’ Promenade.

The continuously growing number of information technology-business process management (IT-BPM) locators in the country is also pushing Ortigas & Co. to further shape Frontera Verde as a choice location for IT-BPM operations in the Ortigas-Pasig area. Currently, Frontera Verde’s Silver City has three buildings suited for such, and the company is exploring new directions for Tiendesitas and its surrounding sectors.


Significant new development is also expected in Circulo Verde, the Ortigas & Co. property along Calle Industria. Straddling the cities of Quezon and Pasig, the 10-hectare resort-inspired ommunity now has four residential towers completed and already lived-in but Ysmael says that more are in store for it. He notes, “We are keen on maximizing the location of Circulo Verde to make it Ortigas & Co.’s prime residential offer, given the suburban quality of its locale.”
