Magnusson Klemencic Associates (MKA), locally represented by Pimentel & Associates Engineering Consultant, says The Royalton at Capitol Commons is one of Metro Manila’s safest residential structures.
The Royalton, found in the 10-hectare Pasig property, is developed by Ortigas & Co. and has received the firm’s certification after meeting local code standards and following many enhanced strength, robustness, detailing and serviceability design considerations. The structural report by MKA mentions that the tower will be able to withstand strong wind and seismic forces after using the Performance-Based Seismic Design (PBSD) process,(the latest state-of-the art analysis in structural engineering for super tall buildings)
The Royalton at Capitol Commons is considered to be one of Metro Manila’s safest residential structures to rise.
PBSD analyzes a building using advanced non-linear modeling techniques to see structural requirements based on the building’s height, and the state-of-the art computer simulation to capture the behavior of the structure for strong seismic ground motions and strong annual winds.
“Ortigas sees the need to develop residential towers that are both ambitious in form and function. There is absolutely no need to sacrifice aesthetics for safety—that’s the value we give to all our current and future residents,” says Joey Santos, SVP and General Manager of the Real Estate Division, Ortigas & Co.
The Royalton’s eye-catching sinuous figure will feature a ductile reinforced core wall that will act as a spine in the center of the floor, and will stand on a thick and robust concrete mat foundation. With this design, the 64-storey residential tower will have sufficient strength and stiffness to resist natural hazards while at the same time appearing to flow with the wind due to its units’ balconies that give the tower its curves. This combination is definitely the perfect balance of form and function, and boldness and grace
Apart from its seismic design, the tower has been tested at the Rowan Williams Davies and Irwin Inc. (RWDI) wind tunnel facility to capture The Royalton’s site-specific wind pressure and building sway. Having these considerations has allowed the creation of its structural design to resist wind forces, and mitigate human occupancy discomfort.
The Royalton has units that range from 34 square meters to 118 square meters, and will rise at Capitol Commons, the P25-billion mixed-use development in Ortigas Center, Pasig City. The Royalton is one of Ortigas & Company’s forays into the luxury segment of the real estate industry hand in hand with their second residential tower in the same area, The Imperium.
Ortigas & Co. is behind some of Metro Manila’s prime residential communities such as Valle Verde, Greenhills Subdivisions, and Greenmeadows. It is also the company behind known shopping destinations in the Metro such as Greenhills Shopping Center and Tiendesitas.
